San Clemente was founded in 1925 as a "Spanish Village by the Sea" and incorporated in 1928. Many of its white-walled, red-tile homes near downtown and the pier date from those first years. Post-war and 1960s to 1980s neighborhoods spread up the hills, and Forster Ranch, Talega and Marblehead added newer homes from the 1990s on.
The original Spanish-style homes often have plaster walls, crawl spaces, and a mix of galvanized, cast iron and later copper, so repairs need care. Homes near the ocean see salt-air corrosion on outdoor fittings and gas connectors. The 1960s to 1980s hillside homes are at slab leak age, with higher pressure on upper streets. Talega and other newer neighborhoods mostly need tankless and pressure-regulator maintenance.
The most common San Clemente plumbing problems:
None of this means every home has these problems, and a good plumber will tell you when yours does not. It does mean the diagnosis starts with knowing what is likely in this area, which saves time and keeps you from paying for the wrong repair.
The City of San Clemente supplies water to most of the city. Santa Margarita Water District serves Talega, and South Coast Water District serves a small part. All deliver hard, mostly imported water, with details in their annual water quality reports. Water heater replacements, repipes and sewer work need a City of San Clemente permit. Exterior changes to older homes downtown may need design review.
