Temecula incorporated in 1989, and most of its housing was built in planned phases from the late 1980s through the 2000s. Vail Ranch, Redhawk and Paloma del Sol came in the earlier waves, with Harveston, Wolf Creek and Crowne Hill later. Homes within a phase usually share the same builder's water heater, installed the same year, so failures tend to arrive street by street. If a neighbor two doors down just replaced a tank, the one in your garage is probably close.
Most Temecula homes get water from Rancho California Water District, now known as Rancho Water, and some neighborhoods from Eastern Municipal Water District. Both serve a blend of local groundwater and imported water that is hard enough to leave white scale on faucets across the valley. In a tank, that hardness turns into sediment, and sediment is what turns a 12-year tank into an 8 to 10-year tank.
Old Town and Meadowview break the tract pattern. Meadowview's older custom homes on larger lots, and the original buildings around Old Town, are more varied. Water heaters there are more likely to sit in an interior closet or utility room than a garage, which makes a drain pan and drain line essential and can mean a longer vent run.
$250 off a new water heater, tank or tankless, and $50 off any repair, applied to the quote before you approve it. See all current specials.
Call (951) 579-7318On a younger tank, a repair usually makes sense. Thermocouples, gas control valves, thermostats, elements and valves are replaceable, and most repairs run $150 to $600. Past ten years, or with a leak from the tank itself, replacement is the better use of money. See water heater repair for the common fixes.
The City of Temecula requires a permit for water heater replacement, and the plumber includes it in the quote. Inspectors look for the items that older installs most often lack:
Fit matters in Temecula garages. Many tract homes have the heater in a garage closet or on a raised platform, and newer low-NOx tanks can be taller or wider than the unit they replace. The plumber confirms the new tank fits, with clearances, before it is ordered.
Properties east of the city in Temecula Valley Wine Country are in unincorporated Riverside County, so their permits go through the county instead of the City of Temecula.
Tankless makes the most sense for larger households and owners planning to stay. It avoids sediment build-up in a tank, typically lasts about twice as long, and frees up space in the garage. The tradeoffs are a higher installed cost, often a larger gas line and new venting, and yearly descaling in Temecula's water.
A softener ahead of a tankless unit cuts the descaling burden considerably and protects every other fixture in the house. See tankless water heaters and water softener installation.

Most tank replacements run $1,200 to $3,000 installed, including haul-away. A conversion to tankless runs $3,000 to $5,000 or more. Code upgrades like an expansion tank are listed separately. See water heater replacement cost.
When a pressure regulator or check valve closes the system, California code requires thermal expansion control, and most Temecula homes fall into that category. Without it, the relief valve drips and pressure spikes stress fixtures and supply lines.
Rancho California Water District serves most of the city, and Eastern Municipal Water District serves some neighborhoods. Both supply hard water. Each district publishes an annual water quality report listing hardness, and your water bill names your provider.
Often, for standard 40 and 50-gallon gas tanks. A tight garage closet, a switch to tankless, or a gas line upgrade can add a day.
In Temecula's hard water, yes. An annual flush clears sediment before it hardens. On a tank that has gone eight or more years without a flush, draining it can stir up debris and leave the drain valve leaking, so an older tank is worth having a plumber look at first.
